High-Dusting Is Priced by Reach, Not by Square Footage
Ask a supervisor to define "high dusting" and you'll get a different ceiling every time. For pricing purposes, the useful split is by reach tier: anything 70–120 inches (top of file cabinets, door frames, wall-mounted screens) is pole-reachable from the floor; anything 12–20 feet (HVAC diffusers, sprinkler heads, exposed ductwork, pendant lighting) usually needs a ladder or platform; and anything above 20 feet (warehouse rafters, atrium beams, catwalks) needs a lift or a scissor platform and a two-person spotter rule. Each tier has its own hourly rate, and conflating them is how a bid for "high dusting" on a warehouse ends up 40% under actual hours.

Why the Rate Collapses Above 14 Feet
