Worked example
You select Autoscrubber 26-inch with Open space congestion to estimate floor cleaning time for a proposal.
The tool shows 20,000 sqft/hr (APPA Level 2, within the ISSA 612 18,000–22,000 range), then lets you apply a congestion multiplier before you roll hours into building FTE.

- Are these ISSA 447 rates?
- No. Published figures here are APPA Level 2 guide rates that fall within common ISSA 612 ranges for the same equipment class. They are illustrative planning numbers, not a licensed ISSA extract.
- How do I use production rates to estimate labor hours?
- Divide the total square footage of the area by the congestion-adjusted production rate. For example, if you need to autoscrub 10,000 square feet and the adjusted rate is 12,500 sqft/hr, you need 0.80 hours of labor. Multiply by your labor cost per hour to get the direct labor expense for that task.
- Why adjust for congestion?
- Open-floor rates assume clear pass lines. Moderate office furniture and tight/congested layouts cut effective sqft/hr — typically to about 0.8x and 0.6x respectively — because of turns, obstacles, and detail work.
