Floor substrate reference table

Match the chemistry and method to the substrate. The wrong cleaner doesn’t just under-clean — it damages the floor. Identify the substrate before procurement; pre-test every new product on a 1 sq ft area.

VCT — vinyl composition tile Neutral cleaner (pH 7–9), mop or autoscrub. Strip with alkaline stripper, 4–5 coats finish, burnish weekly. 7–9 daily / 12–13 strip Std (Resp + chem gloves for strip) Never use solvents — softens tile. Standing water lifts tile from mastic.
LVT / LVP (luxury vinyl) Neutral cleaner, microfiber flat mop. Manufacturer-approved no-wax cleaner; do not strip. 7–8 Std No alkaline strippers. Many LVT warranties void by solvent or bleach use.
Ceramic / porcelain tile Neutral cleaner; alkaline for greasy areas. Acid grout cleaner (citric/sulfamic) quarterly for restrooms. 5–11 Std + chem gloves (acid step) Acid can etch unsealed grout — pre-wet grout before applying.
Quarry tile (kitchens) Daily alkaline degreaser (pH 10–11), deck-scrubber. Weekly: hot alkaline + acid de-scale on alternating weeks. 10–12 daily / 1–3 descale Slip-resistant boots, chem gloves, face shield (descale) Floor drains must be uncovered. Rinse to neutral pH before re-opening.
Natural stone — marble / limestone / travertine pH-neutral stone cleaner only, microfiber. Re-seal with impregnator every 12–18 months; hone if etched. 7 (strictly neutral) Std Acids, bleach, vinegar, citric all etch. No quat residue — dulls finish.
Natural stone — granite pH-neutral cleaner, soft-bristle. Annual penetrating sealer; check with water-bead test. 6–9 Std Tolerates more than marble but still avoid strong acids long-term.
Terrazzo (cementitious) Neutral cleaner daily. Diamond-polish every 2–4 years; restorative crystallization annually. 7–10 Std Treat as marble — no acid. Old terrazzo with epoxy matrix tolerates more.
Hardwood — finished Manufacturer-approved wood floor cleaner, well-wrung mop. Recoat (screen + finish) every 3–7 years; never wet-mop. 6–8 Std Standing water swells planks. No quat, no oil soap on poly finish.
Hardwood — oil-finished Specialty oil-soap or pH-neutral wood cleaner. Re-oil high-traffic zones annually. 6–8 Std Avoid water-based polyurethane cleaners — clouds the oil finish.
Rubber sport / mat flooring Neutral cleaner, soft-bristle or microfiber. Deep-clean monthly; spot-treat per manufacturer. 7–9 Std No solvents, no petroleum-based cleaners — degrades rubber.
Carpet — commercial loop Vacuum daily; spot-clean with neutral spotter. Hot-water extraction every 6–12 months; encapsulation interim. 6–9 (cleaner) / 4–5 (rinse) Std Over-wetting + slow dry = mildew. Acid rinse neutralizes alkaline residue.
Resinous self-leveling (MMA / urethane) Neutral cleaner, soft-bristle. Inspect joints / coving monthly; spot-recoat as needed. 6–10 Std + chem gloves for any aggressive step Avoid strong oxidizers. Pre-test all cleaners on a 1 sq ft section.
Anti-static / ESD flooring Manufacturer-specified ESD cleaner only. Verify surface resistance quarterly per ANSI/ESD STM 7.1. 6–8 (verify with mfr) Std Wax, quats, and many finishes destroy static-dissipative properties.
Painted / sealed wood (gym, stage) Damp-mop with neutral cleaner; well-wrung. Recoat finish per usage (typically annual for gyms). 6–8 Std No standing water, no oil soap. Use approved gym floor cleaner only.
Slip-resistant safety flooring (Altro etc.) Daily deck-scrub with neutral/mild alkaline cleaner. Weekly: deep-scrub with alkaline degreaser, rinse to neutral. 7–11 Slip-resistant boots, chem gloves (weekly) Aggregate traps soil — mopping alone won’t clean. Deck brush is required.

pH reference scale — common cleaning chemistries

Finish & sealer quick-reference

VCT finish: Apply 4–5 coats with a clean rayon or microfiber applicator. Burnish weekly with a high-speed (1500–2500 RPM) machine and the manufacturer-matched pad. Strip and recoat every 12–18 months in heavy traffic.

Concrete densifier: Lithium or sodium silicate. Re-densify every 6–12 months in areas showing dust-up. Burnish with diamond pads (50/100/200/400 grit progression) for polished concrete.

Stone impregnator: Penetrating sealer (siloxane / fluoropolymer). Re-apply every 12–18 months. Verify with water-bead test: water should bead for at least 30 seconds.

Wood floor: Recoat (screen & coat) every 3–7 years before wear reaches stain layer. Full sand-and-refinish only when stain or substrate is compromised.

Resinous floor: Topcoat life 5–10 years depending on traffic. Annual inspection of coving, joints, and high-wear paths.

Common failure modes

Failure mode Why it matters
Wet-mopping LVT and laminate Water wicks under planks at seams. Use well-wrung microfiber, no standing water.
Acid grout cleaner on unsealed marble Etches in seconds. Always identify the substrate before applying any acid.
Quat disinfectant on polished concrete or stone Quat residue builds up, dulls polish, attracts soil. Use neutral cleaner, separate disinfectant step on sealed surfaces only where required.
Skipping the rinse after stripping VCT Residual alkaline stripper prevents finish from bonding. Two rinses with clean water before recoat.
Same mop for restroom and kitchen Cross-contamination plus chemical incompatibility. Color-code mop heads by zone.
Bleach on natural rubber or linoleum Oxidizes the surface, causes yellowing and breakdown. Neutral cleaner for both.
