Epoxy Floor Coating Types — Know Before You Quote
Not all epoxy floors are the same. The coating type determines acceptable chemicals, equipment, and pricing:
100% solids epoxy: The thickest coating (10–20 mils DFT). Used in warehouses, manufacturing, and food processing. Extremely chemical-resistant; most industrial cleaners safe. Common brands: Sherwin-Williams ArmorSeal, Rust-Oleum EpoxyShield Professional.
Water-based epoxy: Thinner (3–5 mils DFT). More common in office/commercial applications. Less chemical-resistant — avoid high-pH degreasers (above pH 11) that can dull or chalk the surface.
Polyurea/polyurethane topcoat: Often applied over epoxy base as a UV-stable topcoat. More flexible than epoxy; scratch-resistant. Clean with pH-neutral cleaners only; avoid solvent-based products that attack polyurethane.
Epoxy terrazzo (decorative): Common in retail and hospitality. High aggregate content; requires diamond polishing to restore gloss. Do not use standard floor finish on epoxy terrazzo — it does not bond.
MMA (Methyl Methacrylate): Fast-cure coating used in cold storage and food processing. Chemical-resistant; some solvents can attack at high concentration.

Chemical Selection — What Damages Epoxy
The most common BSC mistake on epoxy floors is using standard multi-surface floor cleaner without checking pH compatibility. Key rules:
NEVER use:
- Citrus-based degreasers (pH 4–6) on anything other than 100% solids epoxy — will etch water-based coatings
- Bleach/sodium hypochlorite at concentrations above 10% — chalks and yellows epoxy
- Solvent-based strippers — dissolve epoxy topcoats within minutes
- Standard VCT floor finish — does not bond to epoxy; creates peel and flake hazard
Safe product categories:
- EPA Safer Choice certified floor cleaners with pH 7–9
- Industrial alkaline degreasers (pH 9–12) for oil/grease — rinse-and-neutralize after use
- Enzymatic cleaners for food processing/pharmaceutical floors — EPA-registered, food-safe formulations
For facilities with NSF/ANSI 61 food-contact requirements (food processing plants), require documentation that all cleaning chemicals are NSF Category A2 (rinse required) or A1 (no-rinse) rated.
Equipment Selection for Industrial Epoxy
Auto-scrubbers: The workhouse for large epoxy floors. Select pad type carefully:
- Red (burnishing/spray buff) pad: daily maintenance, light soil
- White (polishing) pad: weekly scrub, medium soil
- Blue or green (general) pad: heavy soil, not suitable for light coatings
- Black stripping pad: NEVER on epoxy — scratches coating
Squeegee blade selection matters: on heavily profiled (non-slip grip) epoxy, use a flap-style squeegee blade rather than a standard rubber blade — the flap conforms to the surface texture.

Documentation and Compliance Records

Keep the auto-scrubber solution between pH 7 and 9 for daily work, and allow up to pH 10 on the weekly full-floor pass. An alkaline degreaser at pH 9 to 11 belongs in a monthly rotation for oil spots, not in the daily tank. On water-based coatings, pH 12 is the line you never cross.
Does the coating type change my chemical choice?
Yes, and the coating spec should be posted wherever chemicals get mixed. A 100% solids epoxy laid at 10 to 20 mils tolerates most industrial cleaners without complaint. Water-based epoxy at only 3 to 5 mils dulls or chalks once a high-pH degreaser touches it. Polyurea and polyurethane topcoats need pH-neutral products only, since solvents attack them.
Why sweep before scrubbing?
Grit is the whole reason. Sand or metal chips trapped under a scrubber pad act as an abrasive and cut micro-scratches into the coating, so a dust mop or broom pass comes first every single day before any wet work. While the crew is dry-sweeping, have them watch for water pooling at cracks.
