Hot-Water Extraction (Steam Cleaning)
HWE is the IICRC S100 recommended primary cleaning method for commercial carpet. Hot water (150–200°F) and detergent solution is injected into the carpet pile under pressure; immediately extracted with a powerful vacuum. Removes deepest soil and most allergens.
Dry time: 4–8 hours (truck-mount) to 12–24 hours (portable). Requires scheduling during off-hours for occupied facilities.
Best for: Office, retail, hospitality, healthcare — any facility where deep extraction is possible during closure or low-occupancy periods.
Encapsulation
Polymer-based encapsulation chemicals crystallize around soil particles upon drying. Crystals are released during subsequent vacuum cycles. Very low moisture (dry time 20–45 minutes); minimal disruption to occupied spaces.
Best for: High-occupancy office environments, healthcare corridors — anywhere 24/7 access prevents traditional extraction scheduling. Not a substitute for periodic HWE; encapsulation is a maintenance method between deep extractions.
Bonnet Cleaning
Rotary machine with absorbent pad (bonnet) on carpet surface. Fast; low moisture. Primarily surface-soil removal — does not reach base of pile. Common in hospitality for rapid room turnover.
Caution: Aggressive bonnet cleaning without periodic HWE causes soil migration to base of pile, creating "wicking" during any subsequent wet extraction.

Spot and Stain Treatment
Pre-treating spots before extraction is critical for stain removal. IICRC S100 protocol:
- Identify stain type (protein-based, tannin, oil/grease, synthetic dye)
- Apply appropriate pre-spray: enzyme-based for protein stains; oxidizing pre-spray for tannin and food stains
- Dwell 5–10 minutes; blot with clean white cloth — never scrub (frays carpet fiber and spreads stain)
- Extract normally
Red dye stains (beverages): Professional-grade red stain removers with reducing agent chemistry (sodium metabisulfite) are required; general pre-spray is ineffective.
